With over six generations of farming heritage in Florida, the Dicks family has been cultivating this land long before development was ever on the horizon. From strawberries and citrus to cattle and seasonal crops, our history in agriculture runs deep.

Our agricultural and ranching subsidiary builds on that legacy—blending time-tested farming practices with strategic land management to ensure our properties are both productive today and primed for tomorrow.

Deep Florida Roots

James Dicks, founder of DIX Developments, is a proud sixth-generation Floridian. Raised in a family with over 80 years of agricultural experience, James was a member of the FFA and showed prize-winning steers at the Hillsborough County and Florida State Fairs. His great-grandfather planted the family's first citrus groves, while the family’s strawberry farm grew to become one of the largest in the state.

Today, his brother oversees more than 6,000 acres of high-fence preserve and cattle operations. And James brings that same hands-on understanding of land, farming, and stewardship to the DIX portfolio.

We’re not just managing land—we’re honoring a family tradition while preparing the ground for Florida’s next great communities.

Responsible Livestock Operations

Our cattle operations are conducted with careful attention to grazing rotation, herd health, and land conservation.

Agricultural Leasing

We internalize Ag operations where prudnet, or lease land to experienced local farmers and ranchers, promoting active use while maintaining flexibility for future development.

Ongoing Maintenance & Care

We provide year-round maintenance including mowing, fence repair, bush hogging, and invasive species control to ensure each parcel remains development-ready.

Productive Land Stewardship

We actively manage our properties through cattle grazing, hay production, and rotational farming to preserve soil health and long-term viability.

Tax Optimization through Agriculture

Our team navigates Florida’s agricultural classification laws to reduce carrying costs through exemptions, keeping land profitable during the holding period.

Timber & Habitat Oversight

On select sites, we responsibly manage timber and natural resources in accordance with state guidelines and sustainability standards.
